Rising damp, penetrating damp or condensation?
Rising damp forms a level tide mark under about a metre with a salt band and blown plaster. Penetrating damp appears as a defined patch that darkens within hours of driving rain. Condensation shows as black spot mould on cold surfaces, corners and window reveals, worst from October to March. Getting this right before treatment is what saves thousands.
Start with the pattern, not the meter
Damp diagnosis goes wrong when it starts with an electrical moisture meter pressed against a wall. Those meters measure electrical conductivity, and salts left behind by any historic damp problem conduct beautifully in a wall that is bone dry. On the Teesside coast, where masonry carries sea salt as a matter of course, that limitation is severe. The shape, height and timing of the damp tell you far more than the number on a handheld device.

Five checks anyone can do
- Measure the ground outside. Stand at the damp wall and compare the external ground level with the internal floor. If soil, paving, tarmac or render sits at or above the damp proof course, you have found a bridge, and it explains most of what gets labelled rising damp on Teesside.
- Watch the weather. Photograph the patch on a dry day and again six hours into a north-easterly downpour. Movement means water is coming in from outside.
- Tape a foil test. Tape a piece of kitchen foil tightly to the wall for 48 hours. Moisture on the room side means condensation. Moisture trapped underneath means the wall is wet from within.
- Look behind the furniture. Black speckling on the wall behind a wardrobe or headboard, and nowhere else, is condensation and nothing else.
- Run the taps and the gutters. Pour a bucket into the gutter above the damp patch and watch where it goes. Split joints and blocked hoppers show themselves in seconds.
The tests that professionals should use
Where the answer matters financially, drilled samples settle it. Small quantities of masonry dust are taken from measured depths through the wall thickness and tested for moisture content and for hygroscopic salt content, either with a carbide meter on site or in a laboratory. That separates a wall that is wet from a wall that merely reads wet. Thermal imaging adds the surface temperature picture, and a data logger recording humidity and temperature over a week gives an honest verdict on condensation risk that no single visit can.
Why the distinction is worth thousands
The three problems cost completely different money. Bridged damp proof course: a day of digging and a drainage channel, £300 to £900. Condensation: extraction and ventilation, £180 to £1,200. True rising damp: injection and replastering, £700 to £3,400 with a month of drying. Choosing the wrong one does not simply waste the money, it also leaves the real cause running for another winter.
When you should get a survey
If the works quoted exceed about £500, if two contractors disagree, if you are buying the house, or if a landlord and tenant are in dispute, pay for an independent survey. £150 to £350 buys a written cause, measured extents and a specification you can price against, and it is the single most useful spend in this trade.
