Damp proofing in Billingham
Condensation control, mould treatment, penetrating damp repairs and damp surveys across Billingham TS22 and TS23, where the post-war housing built for the chemical works has cavity walls and mostly suffers from ventilation problems rather than rising damp.
A town built in one go
Billingham expanded rapidly from the 1930s through the 1960s to house workers at the chemical works, and that gives the town an unusually consistent housing stock: cavity-walled semis and terraces, some non-traditional construction, and a good number of flat-roofed extensions and porches added later. Rising damp is genuinely uncommon here, because these houses were built with a working bitumen or engineering brick damp proof course that is nowhere near the end of its life.
Condensation is the local problem
What does turn up, in volume, is winter condensation. Rooms on the north and east side of the house run cold, extraction is often original or missing entirely, and modern living habits put far more moisture into the air than 1950s design allowed for. The result is black spot mould in bedroom corners, behind wardrobes and on window reveals between October and March. Humidity-controlled extraction, or a loft PIV unit at £600 to £1,200, changes it permanently.
Flat roofs and porches
The flat-roofed additions common across the town have a service life, and felt laid in the 1990s is past it. A flat roof leak produces ceiling staining and a damp patch at the head of a wall, which is sometimes mistaken for a wall problem. The check is straightforward and belongs at the start of any survey, along with the junction where the flat roof meets the main wall.
Non-traditional construction
Some of the estate stock is system-built rather than brick and block. Those wall types have their own moisture behaviour and their own repair details, so a contractor who identifies the construction before quoting is worth more than one who assumes a standard cavity. It also matters for insulation upgrades, where the wrong internal lining creates cold bridging and a new mould problem.
