Fine houses in a hard position

Saltburn was built as a planned Victorian resort, and much of the original town is large brick and stone villas and terraces of real architectural quality, sitting on top of a cliff facing the North Sea. That combination produces the toughest exposure rating in the region, and it is applied to walls built with lime mortar and soft brick that were never intended to be sealed.

Breathability matters more here than anywhere

The standard modern damp response, cement render outside and gypsum plaster inside, is close to the worst possible treatment for these walls. It is worth confirming the position with Redcar and Cleveland Borough Council before committing to external works, because a specification that ignores it can turn into an enforcement problem on top of a damp problem.

The villas commonly have basement or lower-ground accommodation, often converted long ago. Where those rooms need to be properly dry, a cavity drain membrane manages water without fighting the wall, which fits the breathable approach better than a rigid tanking slurry bonded to old masonry.
