Damp proofing in Redcar

Exposure is the story here
Redcar sits open to the sea with very little between the seafront and the weather. Wind-driven rain arrives close to horizontal, and it carries salt. Salt in masonry is a slow problem rather than a dramatic one: it holds moisture out of the air even on dry days, it crystallises within the brick face and blows the surface, and it makes accurate moisture readings on any meter effectively meaningless without laboratory sample testing.
Render, pointing and the seafront terraces
Many of the older seafront and Coatham properties are rendered, and rendered walls on this coast fail in a predictable pattern: hairline cracking at the corners of openings, hollow patches where the render has lost its key, and water entering behind the coating and travelling. A hollow render bay tapped with a knuckle is obvious once you know the sound, and repairing it properly means cutting back to sound material rather than filling the crack.
What works on an exposed wall
Repointing in a mortar matched to the brick, repair of render bays, sound sills with a working drip, and once the masonry is genuinely sound, a breathable silane or siloxane water repellent at £25 to £45 per square metre. What does not work is a plastic masonry paint or a waterproof coating over defective substrate, which seals moisture in and blows the face of the brick over the following winters.
Inland Redcar and the newer estates
Away from the front, at Dormanstown, Kirkleatham and the newer estates towards Marske, the picture shifts to condensation and mould in cavity-walled housing. Sandier ground here drains better than the clay further inland, so below-ground damp is less common than it is around Middlesbrough and Stockton.
